Clarkson St. Addition 2010
Scope:
Work consisted of a 1 story, 12 ft. x 30 ft. addition to an existing rowhouse in Baltimore City. Existing 12
ft. x 16 ft. addition was removed in order to allow for the larger new addition. Construction plans for permitting were completed
by The Olive Group. The new addition contains a kitchen, family room, and bathroom with walk-in shower.
A zoning hearing was required by Baltimore City since the new addition exceeded city lot coverage and expansion zoning requirements.
The Olive Group handled all aspects required by the Baltimore City Board of Municipal and Zoning Appeals to ensure a successful
outcome.
One major construction challenge was the "underpinning" work that was required due to no foundation underneath
the adjoining rowhouse. This required a licensed engineer to provide stamped detailed underpinning drawings, site inspections
during the underpinning work, as well as permission from the adjoining rowhouse Owner. Engineering services were provided
by Ingram Engineering Services, a company that has worked with The Olive Group on other projects. The underpinning operation
was a success.
A stucco exterior finish was provided to match the existing house, wood floors, excellant paint color selection make this
addition very comfortable and inviting.
